What changed in 2026

Starting this month, BESCOM rolled out an easier online path for standard name transfer on LT connections — the kind almost every home and small shop in Bangalore has. If you've just bought a flat and your documents are clean (registered sale deed, no pending dues, matching ID), you can now genuinely do a straightforward transfer yourself through BESCOM's portal without hiring anyone.

That's good news, and we're not going to pretend otherwise. It's also why our own LT Name Transfer numbers have shifted this year — and why we're writing this guide instead of pretending nothing changed.

LT vs HT — the actual difference

LT (Low Tension) connections supply standard voltage — this covers homes, apartments, and most small shops and offices. It's a single-meter, single-owner-type setup, which is exactly why it's simple enough to move online.

HT (High Tension) connections supply electricity at a much higher voltage directly to properties with significantly higher power demand — large office campuses, manufacturing units, big coworking spaces, and industrial sites. HT accounts aren't billed and managed the same way LT ones are: they run on a supply agreement tied to a sanctioned load, and that agreement is what has to change hands when ownership or the operating entity changes.

Why HT name transfer isn't part of the self-service update

Three things make HT transfer structurally different from an LT form submission:

• Entity verification, not just ownershipHT accounts are usually held by a company or trust, not an individual — transfer means verifying incorporation documents, authorized signatories, and sometimes a change of legal entity entirely.
• A supply agreement, not just a billing nameThe sanctioned load agreement has to be reviewed and reissued in the new entity's name — it's a contract change, not a database field update.
• A different BESCOM desk entirelyHT accounts are handled by BESCOM's HT wing, separate from the standard division offices that process LT transfers — and that wing hasn't been part of the online rollout.

When you still want a contractor, even for LT

Self-service works well for the clean cases. It gets harder when: the property was inherited and documentation is split across family members, the sale deed has a name mismatch with ID proof, there are unpaid dues on the account, or you simply don't have the time to sit with a government portal. Those are still situations where a licensed contractor is worth the ₹3,500.

Where we focus now

Because LT transfer is increasingly something Bangalore homeowners can do themselves, we've shifted our attention to the services that genuinely still need a licensed contractor: HT name transfer for commercial and industrial properties, and temporary connections for house construction, which BESCOM hasn't made self-service either.
